Why Does Concrete Sink in Twinsburg and Northeast Ohio?

Twinsburg sits on clay-heavy glacial till soil that expands when it's wet and shrinks when it dries. Ohio's freeze-thaw cycles make it worse, water under the slab freezes, expands, then melts and drains away, leaving empty space behind. Over a few years those voids grow, and the concrete above them settles.

A few spots fail first: the garage apron (it takes the most vehicle weight), anywhere a downspout dumps water near a slab, and low areas where water pools after a storm. Most of Twinsburg's affected concrete was poured in the 1980s and 1990s, so it's had three decades for the clay underneath to erode and shift. It's not bad concrete. It's the ground moving under good concrete.
